Chestnut Creek in Venice : Great Location Homes for Sale

Chestnut Creek in Venice is a great example of great suburban planning. Located to the east of Jacaranda Boulevard and south of Venice Avenue, Chestnut Creek is a collection of deed-restricted neighborhoods developed between the mid-1980s and late 1990s. There are more than 600 homes in this subdivision, and they include two-bedroom villas as well as larger single-family residences with at least three bedrooms.

Even though Chestnut Creek is not a gated community, residents get to enjoy amenities and maintenance of common areas in exchange for very reasonable homeowners association fees that include cable television service, irrigation, and landscaping. Depending on the section, you may find Florida ranch-style or Mediterranean revival homes; likewise, the amenities may vary between sections. Residents of The Patios, for example, enjoy a swimming pool, clubhouse, tennis, and shuffleboard courts.

With only two main entrances along Center Road, Chestnut Creek does not get too much vehicular traffic. Numerous lakes and greenbelt areas with mature trees dot the entire community; this makes it easier to find homes that look out into ponds or lakes from the covered lanais. There is a larger lake with a small island in the middle of the subdivision, and this is a nesting spot for many native and migratory birds. Plenty of sidewalks and nature trails make Chestnut Creek ideal for families with young children.

Reasonable pricing makes Chestnut Creek attractive to first-time home buyers, but it also makes available listings sell very quickly. In late 2020, a three-bedroom home with two bathrooms and 1,447 square feet of living space was listed at $279K, which is about $4,000 lower than the median home price in Venice. Nearby attractions include Venice Beach, which is less than 20 minutes away, and Warm Mineral Springs in North Port. The two closest shopping centers are Venice Bay Plaza and Jacaranda Commons, which are not far from the entrances to the community on Center Road.
