The gated community of Grand Palm in Venice is part of two major real estate projects: Wellen Park and the Sarasota 2050 initiative. Formerly known as the West Villages of North Port, Wellen Park is a collection of interconnected neighborhoods developed with a philosophy that focuses on quality of life. Sarasota 2050 is a countywide resolution that defines parameters of development to ensure that rural areas east of I-75 do not become high density population centers.
Located on the eastern section of the Plantation district of Venice, Grand Palm is one of the largest projects undertaken by Neal Communities in Sarasota County. The project, which broke ground in 2012, has been expanding over the years and will one day consist of more than a thousand homes arranged in different sections connected by private streets and walking trails. The models selected by the builder closely follow the aesthetic of Venice and Sarasota, which means that they are adorned with touches of Tuscan and Mediterranean design.
Thanks to careful planning by Neal Communities, life is really good at Grand Palm. In 2019, Grand Palm was mentioned by Where to Retire magazine as one of the top ten spots in the United States. Neal Communities has thought of everything when developing this neighborhood; instead of simply going with a swimming pool and a gym, Grand Palm has a social club with multiple lounges, a cafe, a modern fitness center, Jacuzzi spa, a swimming pool that would not be out of place in luxury resort, and a water slide for children.
Grand Palm is perfect for home buyers who plan on staying active. The recreation facilities include basketball, tennis, pickle ball, and even volleyball courts. The trails connecting the residential sections run along lakes, ponds, and nature areas. Separate dog parks are available for small and large breed. Nature preserves and amenities occupy about a third of the 1,005 acres of Grand Palm, and they include a nice community park.
Two bedroom homes at Grand Palm can be negotiated for about $320K in 2021. Four-bedroom homes with nearly 3,000 square feet of living space are usually listed for about $566K. Property values here are appreciating faster than anywhere else in Venice, and this has a lot to do with the location of Wellen Park, which is surrounded by golf courses, state parks, and nature preserves. The beach is close enough to visit every weekend, and a couple of shopping districts within Wellen Park are scheduled for completion soon.
