In Southwest Florida, development of resort-style neighborhoods dates back to the 1970s, and it continues to get better. At Wellen Park, the master-planned development project previously known as the West Villages of North Port and Venice, IslandWalk by DiVosta Homes is becoming a blueprint for what a resort-like community should be in the 21st century.
Development of IslandWalk dates back to 2010 with the acquisition of about a thousand acres of land just south of the Tamiami Trail and across from Lennar’s Gran Paradiso; these two communities are part of the Village A section of Wellen Park, which happens to be the most attractive because it is closer to the beach and the Historic Downtown Venice district. New IslandWalk homes are being completed in 2021, which means that you have an opportunity to move into a brand-new property this year, but you may also be able to score a nice deal from a motivated seller; in fact, you could still find a three-bedroom home with two bathrooms priced under $295K in late 2021.
The development team DiVosta Homes has adhered very closely to the Wellen Park’s vision of architectural style and quality of life. The home models, which range from two-bedroom villas to spacious three-bedroom properties with 2,500 square feet of living space, feature Tuscan and Venetian style similar to the historic buildings of Downtown Venice. Virtually every home in IslandWalk offers water views thanks to a network of interconnected ponds and canals.
The IslandWalk Town Center and the various neighborhood amenities take up 10 acres of land. In recent years, the outdoor event stage has featured weekly live music performances by cover bands who play everything from Shania Twain to The Beatles. The swimming pool and fitness center are among the most elaborate in the Venice region, and there are also courts for playing basketball, tennis, bocce ball, and pickle ball. Miles of walking trails and bridges that resemble a boardwalk run along lakes and canals. It is not a stretch to say that IslandWalk provides the most resort-like amenities of all gated communities in Southwest Florida.
The West Villages shopping center, a commercial district anchored by a new Publix supermarket, connects to IslandWalk by means of a private road, which also provides easy access to CoolToday Park, the spring training facility of the Atlanta Braves. When you want to enjoy a day at the beach, driving west towards south Venice and Manasota Key will take you about 20 minutes.
