The region previously known as North Port Charlotte is quickly becoming one of the most promising and attractive housing markets in the Sunshine State. In November 2017, local real estate agents in North Port held their second annual summit with quite a few items to celebrate on the agenda: first order of business was confirmation of the Atlanta Braves spring training complex and stadium, scheduled to be completed in early 2019. The next item on the agenda was the growth of the Fulfillment by Amazon logistics center, and the summit was wrapped up with a discussion on the Publix supermarket that will anchor a shopping center in the West Villages, expected to be completed before the Braves move in.
North Port can no longer be considered a bedroom community of Sarasota or Port Charlotte; this is a city that is starting to really grow and thrive in the 21st century. Since the year 2000, the local housing market has grown by more than 60 percent, and it is expected to continue expanding at an even faster rate in the next few years. In the past, North Port used to mostly attract retirees and college students; these days, young families are discovering the advantage of living in a city with low density population, where traffic is not a concern and where burgeoning prosperity is palpable in terms of suburban development.
While the North Port market is mostly known for suburban single-family residences, builders are planning to complete condominium projects in the near future. Market conditions in 2018 clearly favor buyers: lots larger than 10,000 square feet can be found for less than $10K. Moving into the Bobcat Trail Country Club, where residents enjoy golf, tennis, swimming, and modern fitness facilities, can be negotiated under $295K for a Mediterranean-style villa with two bedrooms and two bathrooms. A recently built three-bedroom home with more than 2,000 square feet of interior space in a quiet subdivision can be negotiated for less than $200K.
In North Port, lovers of the outdoors are known to explore the Myakka River State Park, the beaches of Manasota Key and the Warm Mineral Springs Park for healing baths. All in all, North Port is a city that property investors should be paying close attention to in 2018 and beyond.
